Who is the developer and how long have they been in the home building business?

The developer is Bonvie Homes, a family owned company that has been in business over 44 years. Most recent developments include Southport in Mashpee, Mill Pond Village in West Yarmouth and Lawson Farm in Foxborough. Bonvie Homes has been one of the state’s premier builders, with more than 2,000 homes successfully constructed and sold.

How many Homes are there?

There are 29 townhomes in 7 duplexes and 5 triplexes for Active Adults 55+.

What is the price range?

Pricing for the townhomes currently range from $1.1M to $1.5, depending upon your homestyle and lot location.

What are some of the included interior features in the townhomes?

Luxury finishes abound inside the townhomes. Our open concept floorplans include hardwood flooring throughout. Kitchens feature oversized islands, deluxe  cabinets, granite countertops and stainless steel appliances. The Master Bedroom Suites offer walk-in closets and an EnSuite Bath with granite counters. The 1st Floor features 10’ ceilings, and 8’ on the 2nd. All styles include a study.

Will the Homes have Decks or Walkout Basements?

Every townhome includes a private, composite deck and a basement. Several townhomes have a full walkout basement which include windows and a sliding glass door. You can choose to finish the lower level.

What is the exterior building material?

Our townhomes are finished with cedar shingles.

Is there a builder’s warranty?

Yes, the builder shall provide each original homeowner a written Limited Warranty. There are no changes to the warranty.

How do I reserve a townhome?

A $5,000 non-binding reservation agreement starts with the process of securing a location and townhome style. Upon receipt of your draft Purchase and Sale Agreement and any other necessary documentation, you will have 14 days to authorize the Agreement and a deposit representing the balance of 5% of the Purchase Price will be due.

What is the HOA fee and what will it include?

The Homeowner’s Association Fee averages $600 monthly to include the master insurance, exterior maintenance, landscaping, water/sewer, snow removal and rubbish removal.

What are the residential taxes?

The residential tax rate in Winchester is currently $12.39 per thousand.

Will there be any amenities onsite?

There are walking trails surrounding the development to be enjoyed by all. The benefit of owning a townhome without common amenities allows the developer to keep fees at a minimum.

Are the homes and community at pet-friendly?

This is a pet-friendly neighborhood. Owners are responsible for cleaning up after their pets while in the common areas, and there are specific restrictions within the Trust documents.

How many floor plans are available?

There are 4 floor plans to choose from, 2 styles for corner residences and 2 styles or interior residences, ranging from 2,476 to 2,980 Sq.Ft.

What utilities will I be paying for as a homeowner, and who will be the service providers?

  • Electric Service, provided by Eversource

  • Propane Gas Service, provided by Devaney Propane

  • Internet/TV/Phone Service, provided by either Comcast or Verizon

  • Public Water & Sewer Service, provided by the Town of Winchester 

How will the townhomes be heated and cooled?

The townhomes are heated and cooled by forced hot air fueled by propane gas. All townhomes have 3 heating/cooling zones.

How will I receive my mail?

The USPS will deliver to the central mailbox kiosk.

When is the anticipated occupancy date?

The sales team will be able to provide accurate building timelines based on the progress of the selected townhome or lot availability. Homes currently in the build process may be available within 8 months, or sooner.

Is this an age-restricted community?

Yes, one member from each townhome must be over the age of 55.

Who will manage the 55+ association?

The Active Adult 55+ Association will be managed by the developer. Upon completion of the homes, management will be turned over to the homeowners with training from the developer.
